Remodelling and Fitout of Protected
Structure in Rathmines
This large two storey over basement is a
protected structure dating from 1860 located
in the Rathmines area. The accommodation
at first floor level fell short of what was
required for a modern family home. The
bedrooms were badly laid out, the bathroom
provision was unsatisfactory and there was a
shortage of storage. In addition the heat loss
through the first floor was enormous. The
works involved creating three better
proportioned double bedrooms with fitted
bespoke wardrobes and storage. A new
family bathroom and shower room were also
installed. To address the heat loss, the
rooflight over the stairs was replaced with a
double glazed unit, shutters were added to all
the windows, and insulation was added to roof
and walls. As the House was a Protected
Structure, the architectural heritage had to be
considered and all proposals were developed
with this in mind. Planning permission was
sought and granted for all works.
